The program includes a large Family Room, Kitchen, Master Suite and interior renovations to the existing house. Due to local regulations and the owner’s request avoid applying for a Zoning Variance, the addition can only be increased by 50% of the existing footprint. Due to these limitations, maximizing the use of each square foot became critical to produce a well-functioning floor plan. This structure was built in the early 1900’s, the addition is to be consistent with the existing through the use of materials, building mass and proportion. This project is located within the Newport Historic District.
